Soil Preparation: Examination of soil conditions by qualified professional and marking of construction work to be realized.
Foundation: Filling the trenches with concrete and steel reinforcing. Applying a layer of concrete blocks, attaching a reinforced concrete ring for the first false ceiling.
Concrete and Masonry: The design of carrying walls is carried out with concrete blocks 20x20x40cm, walled up with cement mortar, with a U-shaped ring with a 20x20 cm filled with reinforced concrete on which are the ceiling beams. The minimum ground clearance of the house is 40 cm above the ground to obtain an air chamber. The air circulation is achieved by using massive hole stones. The clay isolating brick at the corners and at all window and door openings will be reinforced with concrete. The middle shell, as heat insulation layer is made of 3 cm thick Styrofoam sheets. The inner shell is built of 7 cm thick hollow perforated bricks.
Bridge walls: The partition of the interior walls is carried out with isolating bricks, walled up with cement mortar. The plaster is also made with cement mortar or gypsum plaster sprayed by machinery and edge protection of PVC.
Construction of the ceiling: The forged part of the ceiling on the first floor is fitted by HCA plates of 20 cm in thickness and is calculated for an overload of 160 kg / m² and put on the structural walls. The ceilings of the towers will be installed by using HCA plates of 10 cm thickness and supported on wooden or metal structure.
Roof: The slope of the roof surfaces is usually 30%. It is made with offsetted stone walls made of hollow bricks. Between the walls 4 cm mineral wool is used as vapor barrier . These inclined walls are covered with flat hollow core slabs and finished with cement mortar as a compression layer. Then a bituminised sheeting is laid. The resulting air space is ventilated in a similar manner as the base. The roof consists of Arabic tiles (monk and a nun). The eaves is made of decorative precast elements. Multiple angled hipped roofs may include a surcharge of 5% of the domestic price.
Plumbing: The water pipes are made entirely of copper , hot water pipes have foam insulation, the discharges are made of PVC plumbing. The bathroom has the following sanitary facilities: shower tray, a toilet and a sink. The furnishings are made from white porcelain and fitted using top quality taps. All components are from the manufacturer ROCA. The built-in electric water heater has a capacity of 100 liters. There are also 2 outside taps installed. All branches can be closed by a shut-off valves to facilitate repair work.
Electrical installation: The installation is made concealed using plastic protective lines. The electrical installation has a capacity of 8.8 KW at 220 volts. All connections are protected by the grounding and each circuit has its own fuse. In the bathrooms, a socket is installed for an infrared emitter. Furthermore telephone and TV connection are installed. For the electric accessories the SIMON series is installed as standard quality. Decisive for the electrical installation is the default project of the architect.
Plastering: The exterior walls are plastered using a Monocapa layer. Interior: The interior plaster is also single-layer designed using a Monocapa.
Tile works: The customer selected flooring is laid on floating screed is included in the thin-bed mortar. The wall skirting is to be installed from the same material as the flooring. The price for the floor is 10, - € / m². The wall tiles in the bathrooms and the kitchen are made of ceramic tiles. As with the flooring, the price of the tiles at 10, - € / m².
Woodwork: All woodwork is using pine wood of first quality. The doors are made is included in the Provence or Castilian style, complete with fittings. The wardrobes are equipped with a clothes rod and have is included in the upper part as luggage rack.
Front door and windows: Aluminium white - baked enamel finish. Single leaf door. Aluminium sliding windows without shutters. Per roomone window provided in standard sizes. In the living / dining area, an additional two-leaf patio door is included in the price.
Glazing: All windows and patio doors will receive a double glazing, (4-6-4).
Kitchen equipment: Kitchen of the company Nolte, using a plastic-coated work surface. Standard model without any electrical devices.
Painting: On the outer walls it will be made from a waterproof plastic coat color. The paint is applied in two layers. The interior walls are painted using white paint. The wooden parts are fitted using a double lacquer coating on the primer.
Heating: The pre-installation for an air conditioning or air heating system is provided.
Sewage Installation: All lines are executed using PVC. The main strand of the drop lines is vented. To prevent odor, all sanitary items receive a siphon. The main line is going to the canalisation or to a three comb-explanatory system - at extra cost.
Handover: The house will be completely finished and in clean condition, the whole plot is cleared of rubble.
Excavation will be charged separately.
