Technical Specifications "Comfort Line" with Ytong


These specifications serve as an example of the "Comfort Line", depending on model and type of the object it these specifications are different from the original description.

Foundations: The trenches are usually 60x60cm, depending on the statics. On sloping ground the foundations will be stepped. A cleanliness layer of lean concrete will be put into the trenches. The foundation consists, depending on the load, of 4 ribbed steel wires 010 with brackets of 25 cm. The corners of the reinforcement cage will be stiffened separately. The concrete has strength of 150kgf/cm² (h-150). The foundation earth electrode is made of a copper wire with a diameter of 35mm².

Base frame: From the upper edge of the foundation to lower edge of the floor cover the supporting walls are made of hollow concrete blocks 20x20x40cm. The ventilation of this space is done by attaching ventilation stones on the outside walls and making holes in the inner walls. The supporting walls will be anchored by a belt of armoured concrete (ring anchor). This belt, made of U-concrete blocks, is equipped with a basket made of 4 ribbed steel wires 08 with brackets each 25cm. The concrete class is H-175. Against rising damp we place a bituminized roofing felt between the concrete belt and the floor cover. The basement floor consists of a concrete slab that is reinforced with a steel mesh mat 08 and 15x15 grids. The concrete quality is H-175, and the strength of the sole is 8 cm. Construction foil is inserted between the sole and the gravel to prevent moisture.

 

Exterior walls: The exterior walls will be created as a single skin wall made of 62.5x25x25cm Ytong aerated concrete plan stones. The supporting walls are dried in a factory as aerated concrete block in the pressure cooker (HCA). Quality G4-600. The Ytong aerated concrete block has high thermal insulation (k-value of 0.26). Due to the equally in all directions working heat insulation there are no unnecessary heat bridges. The stone can be used using the thin-bed mortar method or as a dry system. The basis for the exterior masonry is the above mentioned foundation, either a stone slab or reinforced concrete beams.

Construction of the ceiling: The ceiling is armoured using fabric reinforcement. Partially we are using reinforced concrete columns and beams in order to bridge the span and to have more freedom in setting the partitions.

Roof: The slope of the roof surfaces is usually 30%. It is made with offset stone walls made of hollow bricks. 4cm mineral wool with a vapour barrier is used between the walls as heat insulation. These inclined walls are covered with flat hollow core slabs and finished with cement mortar as a compression layer. Then bitumen sheeting is laid. The resulting air space is ventilated in a similar manner as the base. The roof consists of Arabic tiles (monk and a nun). The eave is made of decorative precast elements.

Terraces: The required inclination of at least 2% will be achieved by using hollow brick and hollow flat plates. Then a 2cm thick layer of mortar will be laid. This design is called "Catalan". On the mortar bitumen sheeting has to be laid. The customer selected flooring forms the last layer.

Interior Walls: The non-supporting walls are either made of 10cm Ytong-bricks or done with reinforced panels from floor to ceiling (HCA) with a thickness of 10cm. The supporting walls will be built of Ytong-bricks of 25x25x62.5cm.

Plumbing: The water lines will be fully produced with the PPR plastic pipe system, which is a plastic metal composite pipe. This PPR plastic pipe system has a much longer life than metal pipes; e.g. no sediments and corrosion. The system has a significantly reduced water sound transmission. The hot water pipes have foam insulation; the discharges are made of sanitary PVC. The bath has the following sanitary facilities: bath or shower with separation, a toilet, a bidet and a sink. The furnishings are made from white porcelain and fitted using top quality taps. All components are from the manufacturer ROCA (Victoria series). The built-in electric water heater has a capacity of 100 litres. There will be also 2 outside taps installed.

Electrical installation:  The installations put under the plaster and it is made with plastic protective lines. The electrical installation has a capacity of 8.8 KW at 220 volts. All connections are protected by the grounding and each circuit has its own fuse. In the bathrooms, a socket is installed for an infrared emitter. Furthermore telephone, TV connection and satellite dish are installed. For the electric accessories the SIMON series is installed as standard quality. Decisive for the electrical installation is the default project of the architect.

Plastering: The exterior walls will be plastered with a single layer mortar. Interior: The interior plaster will be a fibre-reinforced mortar in a single-layer design.

Tile works: The flooring selected by the customer will be laid on floating screed in the mortar. The wall skirting will be made of the same material as the flooring. The price for the floor tiles is 20€/m² on average. The wall tiles in the bathrooms and the kitchen are made of ceramic. They will be laid with a gap in the mortar. As with the flooring, the tiles will cost around 20€/m². The window sills are made of cast stone and mounted with a 3cm overlap over the outer wall.

Glazing: All windows and the patio doors are of security glazing.

Carpentry: Cabinet doors and doors are made of laminated wood, natural etching, or painted white. The front door is made of PVC. Windows and patio doors of PVC/Kömmerling profiles. Aluminium electric shutters. Tilt and turn handles. Window screens integrated in the window box system (1 per room).

Kitchen facilities: Fitted kitchen with wall/base units of the brand Nolte. The granite countertop is in standard colours. Acrylic sink, freezer, oven with a ceramic hob, extractor hood, dishwasher and the microwave. Changes requested by the buyer will be included of course. Both the cupboards and the kitchen cabinets are created in the desired wood.

Fireplace: The fireplace is built from special refractory fire bricks and plastered with cement mortar. The mantel is made of wood or Tosca stone. The timber and the processing of natural stones or Tosca serve to enhance the decorative appearance of the fireplace.

 

Painting: Outside, a coat of plasticized colour, in tones of white or made in a different colour. Inside again plastic paint is used in the colours desired by the customer. The carpentries made of wood get a matte glaze.
In all the rooms we fix a complete stucco strip and paint it in the desired colour.

Sewage installation: All lines are executed using PVC. The main pipe of the drop lines is vented. To prevent odour, all sanitary items receive a siphon. The main line is going to the canalisation or to a three comb-explanatory system - at extra cost.

Heating: Aquaflor floor heating and air/water heat pump.

Various: Ring around the house is made of concrete 60cm wide. Home base made of natural slabs, 50 cm high. Installation of small safe. Window bars (extra charge) galvanized.

Excavation will be charged separately.
Architects costs and the license fees not included.

Design features for pool construction: The external shape of the pool consists of a stone wall. The scaffolding on the inner side there will be made of structural steel "in situ" from electrically welded mesh which is made for high resistance.

Favourable characteristics:

Elastic Limit: 5,000 kgs/cm ²

The scaffolding is made of a layer of "Gunita" - shotcrete. The characteristics of the system are:

Tightness, uniformity
High resistance to pressure and adhesion
Cement - sand, a third of water
Cement factor of 0.4 to 0.5

The "Gunita" - layer is applied with pressure of 7at. The inside of the pool has rounded angles, making the cleaning easier and the resistance is increased. The inner covering is made of vitreous mosaic in a two blue tones. The properties are:

Acid resistant
Zero porosity
Colour-fast
Cold and heat resistant
Dimension approx 2x2cm

Between crown and water surface a tile edge is laid. The pool has a crown width of 50cm and a thickness of 20cm and is made of prefabricated parts. All skimmer and nozzle lines are built into the wall of the pool. . The material used is Polyvinyl chloride (PVC). Each pipe has a stopcock.
The electrical installation is designed for manual and automatic use and consists of:

Circuit protection
Differential relays
Automatic clock
Plastic box to protect the installation
Manual/automatic switch
• Ground line

The warranty period for the basin is 10 years and for the technical execution 1 year.
