Technical Specifications "Classic Line"

Soil Preparation: Examination of soil conditions by qualified professional and marking of construction work to be realized.

Foundation: Filling the trenches with reinforced concrete and steel wire fabric; applying a layer of concrete blocks, attaching a reinforced concrete ring for the first inserted ceiling.

 

Concrete and masonry: The execution of carrying walls is carried out with concrete blocks (20x20x40cm), walled up with cement mortar, and with a U-shaped ring with a 20x20 cm filled with reinforced concrete which carries the ceiling beams. The minimum ground clearance of the house is 40 cm above the ground to obtain an air chamber. The air circulation is achieved by using massive stones with ventilation holes. The isolating brick made of clay which is at the corners and at all window and door openings will be reinforced with concrete. The middle shell is made of 3 cm thick Styrofoam sheets as heat insulation layer. The inner shell is built of 7 cm thick hollow perforated bricks.

Construction of the ceiling: The armoured concrete ceiling using fabric reinforcement. Partially we are using reinforced concrete columns and beams in order to bridge the span and to have more freedom in setting the partitions.

Roof Construction: The roofs are made of a covering with Arabic tiles, roof pitch 25-30%, on either attached in rafter shaped cement beams or on hollow block bricks with brick panels and cement paint. We are applying a waterproof roof skin between the floor pans, screed and the heat insulation of 4 cm glass wool or polystyrene.

Open terraces: The terraces are constructed with a corresponding slope by attaching a 10 cm thick layer of concrete reinforced with wire mesh and a non-slip floor covering.

Roof terraces:
Inverted roof with thermal insulation of pressure-resistant polystyrene, double layer of roof seal and lightweight concrete coating with welded steel mesh.

Embracing and base: It is a strip of 60 cm, created around the house. The base is covered with natural stone.

Covered terraces: Covered patios or porches are made with wooden beams and bricks laying on it; on top of it a cement floor and a waterproof layer which is covered with Arab tiles.

Partition walls: The partition of the interior walls is carried out with isolating bricks, walled up with cement mortar. The plaster is also made with cement mortar or gypsum plaster sprayed on with a machine and an edge protection of PVC.

Plumbing: The water pipes are made entirely of copper, hot water pipes have foam insulation, and the drains are made of sanitary-PVC. The bathroom has the following sanitary facilities: Bath or shower insert with partition, a toilet, a bidet and a sink. The furnishings are made from white porcelain and fitted using top quality taps. All components are from the manufacturer ROCA (DAMA series).

Electrical installation: The installations put under the plaster and it is made with plastic protective lines. The electrical installation has a capacity of 8.8 KW at 220 volts. All connections are protected by the grounding and each circuit has its own fuse. In the bathrooms, a socket is installed for an infrared emitter. Furthermore telephone, TV connection and satellite dish are installed. For the electric accessories the SIMON series is installed as standard quality. Decisive for the electrical installation is the default project of the architect.

Sewage installation: All lines are executed using PVC. The main pipe of the drop lines is vented. To prevent odour, all sanitary items receive a siphon. The main line is going to the canalisation or to a three comb-explanatory system - at extra cost.

Plastering: Walls and ceilings are plastered with cement plaster or mechanized gypsum plaster with PVC edge protection. External plaster:  Finishing coat (bag plaster) is used to avoid shrinkage cracks.

Glazing: All windows and patio doors will receive double glazing (4-6-4) from Climalit. Front door made of PVC. Window and patio doors in PVC/Kömmerling profiles. Tilt and turn handles. Window screens integrated in the window box system (1 per room). Aluminium shutters.

Floors: The floors are covered with ceramic tiles. The buyer can choose patterns and colours. The price of the tiles is planned to be 15€/m².

Woodwork: All woodwork is using pine wood of first quality. The doors are made in the Provence or Castilian style, complete with fittings. The wardrobes are equipped with a clothes rod and a luggage rack in the upper part.

Fireplace: The fireplace is built from special refractory fire bricks and plastered with cement mortar. The mantel is made of wood or Tosca stone. The timber and the processing of natural stones or Tosca serve to enhance the decorative appearance of the fireplace.

 

Kitchen facilities: Kitchens are fully prepared; electric cooker with ceramic hob and extractor hood, fridge/freezer and dishwasher at an additional cost. The worktop in the kitchen consists of granite. Changes requested by the buyer are of course taken into consideration. Both the cupboards and the kitchen cabinets are created in the desired style of wood.

Painting: On the outer walls it will be made from a waterproof plastic coat colour. The paint is applied in two layers. The interior walls are painted using white plastic paint. The wooden parts are fitted using a double lacquer coating on the primer.

Heating: It is provided for an AC and heating system

Handover: The house will be completely finished and in clean condition, the whole plot is cleared of rubble.

Design features for pool construction: The external shape of the pool consists of a stone wall. On the inner side the scaffolding is made of structural steel "in situ" from electrically welded mesh which is made for high resistance.

The scaffolding is made of a layer of "Gunita" - shotcrete. The characteristics of the system are:

Tightness, uniformity
High resistance to pressure and adhesion
Cement - sand, a third of water
Cement factor of 0.4 to 0.5

The "Gunita" - layer is applied with pressure of 7at. The inside of the pool has rounded angles, making the cleaning easier and the resistance is increased. The inner covering is made of vitreous mosaic in a two tone blue. The properties are:

Acid resistant
Zero porosity
Colour-fast
Cold and heat resistant
Dimension approx 2x2cm

Between crown and water surface a tile edge is laid. The pool has a crown width of 50cm and a thickness of 20cm and it is made from prefabricated parts. All skimmer and nozzle lines are built into the wall of the pool. The material used is Polyvinyl chloride (PVC). Each pipe has a stopcock.
The electrical installation is designed for manual and automatic use and consists of:

• Ground line

Excavation will be charged separately.
